Yes, it’s time to start thinking about the Industry Awards submissions! Feels like just yesterday we were announcing the winners for Best RESA Realtor of the Year, Home Staging Team of the year and so on. Now is the time to start thinking about taking professional, quality photos of all the amazing work you have been producing!
There are Submission guidelines that you will nee to be aware of to be sure that the entries you submit are eligible, please take a look at the Rules from last years Industry Awards to refresh your memory here. Official rules and announcement will be coming soon, in the meantime, start thinking about projects and photos you plan to submit.
Some General Guidelines:
- Last year’s winner is not eligible to submit in the same category.
- Last year’s finalists/regional/top ten winners are eligible.
- You may not enter more than once in each category.
- Most categories are self-submitting for current RESA® members.
- Members must maintain their membership throughout the 2016 year.
- Members with ethics complaints or disciplinary actions in the last two years are not eligible.
- Submissions must be of an actual client staging and not an example of work done in the stagers own home or property.
- Submissions will be judged on the following:
- The photo quality (clarity of the photo, proper lighting, was the same camera angle used for the Before photo as the After photo)
- Does the staging highlight the focal point or architectural feature of the space?
- Is the furniture layout done properly?
- Is the proper scale of furnishings used in this space?
- Is the color palette well balanced and appropriate?
- Photo submission – please limit the size to no more than 750 pixels wide.
- During the voting process, submissions are anonymous in round 1. If applicants are discovered soliciting votes from any other RESA® members/judges, they will be automatically disqualified.
- The Top 10 winners will be allowed to market their status starting Dec. 1st; however, they are not allowed to solicit votes from the judges. If a finalist is discovered soliciting votes from any judges, they will be automatically disqualified.
- Any photos submitted in previous RESA® competitions are not allowed.
- Any applicants discovered breaking any of the rules will be disqualified.
Applicants will submit:
- Three (3) Before and After photos containing your best examples of stagings completed during the last 12 months. Photos will be unbranded. No company watermarks or photographer watermarks, or information as to your identity or geographic location will be allowed.
- Company name, location, designations, memberships and website URL.
- Photo of yourself (jpg)
- Company logo (jpg)
- Essay: In 700 words or less, describe how you contributed to the home staging industry this year; you may include current participation in RESA® Leadership at the local, regional or national level; staging education to Realtors and homeowners; specific ways that you mentored new stagers this year; charitable staging projects; and other ways that you feel are noteworthy in helping advance the home staging industry both locally and nationally
Each Before and After photo must represent the same room. You may submit one set of photos from one property and another set from a second property, or all sets may be from one property but of two different rooms that do not overlap in the photos.
Photo editing allowed:
- Certain photo editing techniques may be used to enhance the photo; for example: photo frames, color enhancement and drop shadows are allowed.
- Eliminating lamp cords with photo editing is allowed.
Photo editing not allowed:
- Altering the view from windows is not allowed.
- Removing walls is not allowed.
- Watermarks of any kind are not allowed.
- You may not add accessories, light fixtures, change wall colors, or add furniture, etc.
Virtually staged photos:
- Neither virtually staged photos nor virtually edited photos are allowed. You may not add accessories, light fixtures, change wall colors, or add furniture, etc.

Kristy is extremely passionate about the Real Estate and Home Staging industry. She purchased her first home at the age of 23 with her now husband Eric where they used their renovation / sweat equity skills to update these dated homes then stage them for a quick and profitable sale.

I am a new realtor and my client is asking me for advice about installing new floors before they sell. I think it is a great idea and frankly I am relieved they are already considering this step as the current flooring is not in good condition. My question is, what should I recommend? I personally love hardwood, but is it a good choice for selling?

A: Well, M. Richards, you are right!
It is a relief the sellers are savvy enough to know that changing the flooring before marketing is a sound decision. A recent survey of buyers cited updated flooring as one of the top three interior features they looked for when buying a house. The material you recommend should depend on the price point of the house, the target buyer, their budget, and time. Hardwood is a safe choice; however, it can be expensive, take time, and care must be taken selecting the color of the wood. With eco consciousness on the rise, cork and bamboo are becoming a favorite choice, as are many of the new eco flooring finishes. Today’s engineered hardwood or laminate are good choices in appropriate price points, and flooring companies have so many choice varieties in porcelain tile. Take photos prior to selecting, or call a professional to help. Oh, and for price and speed, select carpet; it is best to choose a solid neutral.
Many stagers create a crap-ton (official term) of trash from stretch wrap, used to protect their furniture. Michelle Minch, Ethics Chair of RESA’s National Board and Staging Expert at Moving Mountains Design, recommends PlasticFilmRecycling.org, a website that gives you a list of locations that will accept clean plastic stretch wrap for recycling such as Target, Walmart, your local grocery store, etc. Thanks for the great tip Michelle!

There’s a tool in the home staging industry, and in some regions it has met with growing enthusiasm. However, the more conscientious business owners are asking questions about the application of imitation furniture in staging homes. Is it cheaper? Is it practical? How effective is it?
Stagers using these cardboard fittings find them valuable when preparing lower end properties. Yet there are reports of million dollar homes selling despite using the dull and boxy fillers.
The staging professionals using this lightweight pseudo-furniture attest the product is compact, portable, and easy to move. Fake sofas, chairs, and book cases, will effectively express, for the potential buyer, how the available space may be used. The practicality of these props is evident. Yet it’s use is short sighted. Luxe Property Staging urges our industry to use discretion in implementing such items.
When a house is staged, priced, marketed, and shown correctly you have a greater chance of selling with multiple offers, in a timely fashion, and at better than the asking price. With this approach and proven investment, we believe in offering the REAL DEAL. Even those owning stock furniture may supplement what they have by visiting the affordable rental companies. Usually presenting varied lines of quality goods, they allow the stager to work within any budget.
Buyers have high expectations, and your 1st impression could be your last if you fail to meet them. Using cardboard furniture may be perceived as trickery or cheap creating a negative feel early in the showing. And at the very least lessens the comfort of the prospect. “See how beautifully we can use this space! Oh no, please don’t sit there.” A home you can’t sit in isn’t likely to sell well.
