The seller on Green Street was so excited by the transformation of her home that she called her mother to show her around. Green Couch Staging and Design recalled her enthusiasm: she was “absolutely over the moon.”

Built in 1927, the French Normandy residence sits where Cow Hollow meets Pacific Heights and the Presidio. French doors, generous entertaining spaces, and views of the Golden Gate Bridge, the Bay, and the Palace of Fine Arts give it a distinctly San Francisco setting.
Within its approximately 4,285 square feet, Green Couch had an opportunity to bring those features into focus while making the home feel comfortable, current, and ready for its next chapter.

Green Couch had worked with Janet Schindler of Sotheby’s International Realty before, and her vision for this home was clear: keep it light and airy. With the homeowner’s belongings moved into storage, the team carried that direction through 14 rooms.
The preparation began well before the furnishings arrived.
A kitchen that had remained untouched for more than 20 years required particular attention. Green Couch focused on prioritizing updates like painting and updating fixtures that would deliver the greatest visual impact and strengthen the home’s marketability.
The kitchen ultimately became the team’s favorite part of the project. Seeing it become brighter, more polished, and more connected to the rest of the home made the transformation especially rewarding.
In the finished kitchen, pale cabinetry and stone surfaces create a quiet backdrop for the generous windows. A few carefully placed objects leave the counters largely open, allowing the materials and natural light to lead.
Nearby, the solarium feels like the room you would find a reason to spend more time in. Tall windows frame the trees and neighboring rooftops, with daylight spilling across a cream sofa and an oval wood coffee table. The patterned chair sits close enough for a quiet conversation with someone you love, the kind that starts over coffee and carries on after both cups are empty.
The dining room brings more depth to the palette.
A dark wood table anchors the room, surrounded by pale upholstered chairs. Large abstract paintings pick up the soft tones of the walls, while a sculptural light fixture adds a contemporary note beneath the traditional ceiling molding.
The view through the French doors into the solarium gives the rooms a visual connection. Each has its own purpose, but the colors and materials make the transition feel natural.
“Staging should support larger homes, not compete with them,” the Green Couch team explained. The top-floor family room makes that philosophy especially clear.
The wood ceiling gives this room a character all its own. Green Couch paired it with a soft sectional, a plaid chair, and shelves filled with books and ceramics, creating the kind of space where an evening could easily turn into a late night of conversation.
The attention carries through the entire space, from the books and ceramics arranged across the built-ins to the seating gathered near the fireplace and the small table beside the windows. Each area gives people somewhere to settle while still feeling part of the room. You can imagine a gathering unfolding here, conversations continuing in different corners, someone pulling up a chair, everyone staying a little longer than planned.
The primary bedroom feels like somewhere to retreat when the last guest has gone home.
An upholstered bed, layered bedding, and a curved bench soften the dark wood floors, while a chair beside the windows makes room for a few quiet minutes of your own. Green Couch gave the generous space a sense of intimacy without losing its openness.
The twin bedroom brings a little sweetness to the home.
Striped bedding, soft upholstered beds, and a stuffed animal on each pillow make it easy to imagine two children settling in for the night. The ornate mirror and blue lamp give the room personality, with a glimpse of the Bay just beyond the window.
The rooms feel related without repeating the same formula.
Green Couch’s work brought together so much of what makes a San Francisco home special: the old architectural details, the unexpected views, and the places to gather above the city. The staging made it easy to picture a life here, from a walk in the Presidio to coming home and settling in with everyone upstairs.
In April, the property sold for $1.75 million above asking, approximately 21.9% over its list price, earning another spot for Green Couch in the RESA® Sold Over List Price Club.
