For middle-range properties ($300-$400K), are there any guidelines as to when you keep or add draperies/panels, and when you just go with blinds?
An answer to your question about draperies:
– If existing window treatments are taste-specific or distracting, they need to be removed for staging. Always remove valances, cafe curtains, jabots, festoons, swags, or other dated window treatments.
– If window treatments are blocking any natural light, they need to come down. The more light and exterior view you have in a room, the larger it will appear to buyers.
– If your windows have decent trim around them and already have white blinds, you may be better off leaving windows otherwise bare. I rarely bring in window treatments for staging. Try to simplify what’s there or remove them all together.
– If there is no trim around windows, simple panels may be helpful in making the windows appear more finished. Choose solid color panels that are similar to the wall color, or a neutral appropriate to the color scheme.
– The panels should sit where they do not block the window when they, (the panels) are open. Mount the treatments at least 4-6 inches above the window and 10-16 inches to the outside of the window (depending on width of panels). This will not only maximize natural light coming in, but it will also make the windows appear larger and more grand. You want the bottoms of the panels to just brush the floor. No high waters! Puddling will typically look messy and get dirty, especially with kids and pets.
