Bringing the Mojo: Everyday Staging Hacks, Tricks and Tips

As home stagers, we sometimes have more time than money, especially when starting out or during a slower period. This is the time to build up our inventory – and it is all so expensive! Enter staging hacks – ways to upcycle items you find in thrift stores or clearance aisles and ways to repurpose other items that will look great in those all-important portfolio photographs! This is also a good time to learn a few new tricks to use in your staging business: how to think outside the box to make what you DO own look amazing.

In addition, we will look at ideas to solve every day staging dilemmas such as what to do if you have forgotten a certain accessory, or how to recover if you discover a new stain on the rug you brought to the staging. Useful tips for storing, maintaining and transporting your inventory will also be discussed, along with great cleaning and updating ideas to make you look like a hero in those consults. It’s all about making you shine – making you look like the expert you are!

At the end of the presentation, the audience will:

  1. Be empowered and inspired to create simple staging accessories and props to use in their business.
  2. Learn at least 7 staging tricks that can be used to alleviate staging dilemmas or issues.
  3. Learn 10 or more staging tips to help them in storing, maintaining and using their inventory in fresh ways.
  4. Learn how to find additional solutions to staging difficulties.
  5. Be inspired to connect with other stagers and join their local RESA chapter!

Judy Welker is the owner of Stage This House, Inc. located in southwest Florida, serving Naples, Bonita Springs, Estero, Fort Myers and the surrounding areas. Taught by Staged Homes founder, Barb Schwarz, she became an Accredited Staging Professional (ASP) in 2007 when staging homes for sale became a necessity in the down turn of the market. As a Realtor since 1994, Judy has seen many market changes and receiving an accreditation told her clients she means business and Staging her listings gave Judy’s clients a rapid and more profitable sale when most sellers were chasing the market down. Since then Judy has shared her passion of staging homes with Realtors and home owners explaining why it is so valuable to all parties to retain a professional Home Stager when selling a home.

Judy’s experience is with working with both sellers and buyers in every market. She is a firm believer that a staged home is the key to a successful sale. Judy’s passion of staging homes shows when she talks about staging and she loves working alongside the owner and/or listing agent to create the lifestyle dream for buyers. She offers Vacant and Occupied staging and has devised many inexpensive ways for existing décor and furnishing to trend without costing a fortune.

With a passion for education in 2016 Judy became an (HSR) Home Staging Resource certified stager and re-designer and did a recent radio talk show about the value of staging. Judy is an active member of the RESA Broward Chapter as well as a founding member of the RESA Greater Fort Myers Chapter. In addition to real estate and staging, her background includes expertise in behavioral style analysis, and has been involved in new home sales for national builder, Lennar Homes.

Carol Clark has been decorating and staging homes since 2010 and is the owner of Love at First Sight Staging, LLC in Coral Springs, Florida. She was certified in 2014 as an Expert Psychological Stager™ and, in 2015, was also certified as a Professional Home Stager and Redesigner by Home Staging Resource (HSR). Carol is also co-author of the best-seller, Home Staging: The Power that Sells Real Estate. Carol is a founding member of the RESA Broward Chapter and is now serving as President-Elect. In addition to being a full-time home stager, she maintains an active Florida real estate license with Coldwell Banker Coral Springs. Carol is a Journalism graduate from the University of North Carolina at Chapel Hill and holds a Master of Business Administration from the University of Texas at San Antonio.
