Two-Story Colonial Home Staged By RESA-Pro® Sells Over List Price

Sherry Castaldi, RESA-PRO® from Pennsylvania has had multiple homes qualify her spot in the RESA Sold Over List Club, but this particular home was one of her favorite stages. Sherry, who owns and operates Organized by Design normally recommends her clients stage the 5 most important rooms; living room, dining room, kitchen, family room & master bedroom, and this particular client listened to her suggestions and staged them all.

The living room was being used as a dining room and the dining room a den, which Sherry had the chandelier removed from the living room and reinstalled in the dining room so the rooms could be staged accordingly.

We love the paint color Sherry recommended, Sherwin Williams Versatile Gray #6072 throughout the first floor and stairwell. The simplest things like adding the brushed nickel pulls to the builders grade cabinets, and helped dress up a basic kitchen.

RESULTS:
Homes in this particular neighborhood have an average median selling price of about $245,000.
This home was staged by Sherry and was then listed at $265,000.
 It was under contract in the first few days and sold $5000 over the list price of $265,000 at $270,000. ($25,000 more than the average selling price in the neighborhood).
