Q: Hi Christine,
I am a new realtor and my client is asking me for advice about installing new floors before they sell. I think it is a great idea and frankly I am relieved they are already considering this step as the current flooring is not in good condition. My question is, what should I recommend? I personally love hardwood, but is it a good choice for selling?

A: Well, M. Richards, you are right!

It is a relief the sellers are savvy enough to know that changing the flooring before marketing is a sound decision. A recent survey of buyers cited updated flooring as one of the top three interior features they looked for when buying a house. The material you recommend should depend on the price point of the house, the target buyer, their budget, and time. Hardwood is a safe choice; however, it can be expensive, take time, and care must be taken selecting the color of the wood. With eco consciousness on the rise, cork and bamboo are becoming a favorite choice, as are many of the new eco flooring finishes. Today’s engineered hardwood or laminate are good choices in appropriate price points, and flooring companies have so many choice varieties in porcelain tile. Take photos prior to selecting, or call a professional to help. Oh, and for price and speed, select carpet; it is best to choose a solid neutral.
